Marc Goldberg sold a 65,000 SF Winn Dixie anchored retail center located at 31 Arlington Rd. South, Jacksonville, FL 32216, for $2,200,000. JAB&P’s Leonard Johnson assisted in the transaction.
The Seller, Sandifer Partners Ltd., is a Jacksonville family that had owned the center since it was constructed. Winn Dixie occupied 44,000 SF, with one other tenant occupying 8,400 SF, along with two empty spaces totaling 11,600 SF. The center was in need of significant dollars to help make it attractive to tenants.
The buyer was PSK Atlantic, LLC on behalf of The Kern Company out of Miami, and paid all cash. The buyer was represented by Lee Stine, Bryan Bartlett, and Bobby Gatling from Grubb & Ellis / Phoenix Realty Group, Inc. of Jacksonville. The property went under contract on December 2nd and closed on December 23rd, making it difficult on all parties due to the quick turnaround time for this transaction. Marc Goldberg was assisted in the transaction by the seller’s attorney, Leonard Johnson. Mr. Johnson is president of the firm Johnson, Auvil, Brock & Pratico, P.A., in Dade City. Due to some issues found during the due diligence, closing was not assured until right up to the very last minute when Mr. Johnson was able to pull everything together in time to get the transaction closed.
